View serviceHomeBuyer Survey
Known as the RICS HomeBuyer Report, this licensed survey is recognised by the Royal Institution of Chartered Surveyors. It provides an in-depth assessment of the property’s various elements, including its structural condition, as well as both interior and exterior aspects.
Typically, the inspection takes around two to three hours, depending on the property’s size and style. The report will detail any potential repairs or defects noted during the inspection. Additionally, a HomeBuyer Report may include a market valuation and is generally conducted on properties that are less than 150 years old.
Building Survey
Building Surveys are sometimes referred to as full structural surveys, and are advisable for older properties, or if you are planning major works. Our Building Surveys give an in depth analysis of the building’s condition, detail any defects found and provide advice regarding any repairs and maintenance required. We offer Building Surveys on both residential and commercial properties.
Residential –
Also previously known as a ‘full structural survey’, a residential Building Survey consists of a thoroughly detailed report on the condition and construction of the property, including any potential and obvious defects. A typical Residential Building Survey is much more detailed and covers a lot more bases than a HomeBuyer Report. We highly recommend our residential Building Survey for older properties and period properties as well as those of a more unusual or non-traditional construction.
Commercial –
A commercial Building Survey is exceedingly important for any business as it brings to light any potential problems or serious defects with the property before a final purchase is made. With our commercial Building Survey, we ensure to undertake a full and detailed assessment of the structure of the building, and provide expert advice and assistance with regard to potential costs for any repair work or necessary upgrading of any parts of the property. Our detailed Building Survey will give you the opportunity to potentially re-negotiate the property price if defects are detected.
We were recently appointed as surveyors for Patrick Burling Developments Ltd on a project refurbishing Wilkinson House in Telford town centre. The building needed a complete refurbishment inside and out to modernise its dated 1980s appearance. Our building survey was instrumental in completion of this great refurbishment.
Building Defect Reports
Sometimes a HomeBuyer Survey and Valuation may not be the most appropriate form of Survey. Our Building Defect Report is particularly useful for those looking to purchase a property for renovation or repair. You may want to understand the extent of a particular defect and what remedial work is required. For specific defects requiring further investigation, our Building Defect Report can be tailored to specific individual requirements.
Our highly experienced surveyors can investigate and report on any part of a building’s structure you may have concerns about. It may be you need a more in depth report on cracking or building distortion, or you need to look at issues around mortar pointing, roof coverings or damp. Whatever your specific concern, our Building Defect Report will focus on the major issue you are concerned about to give you all the information you need.
Frequently Asked Questions:
A property survey is not a legal requirement, but it can give you a much clearer understanding of the condition of the property before you commit to the purchase. An independent RICS survey can identify defects, maintenance concerns and areas that may need further investigation, helping you make a more informed decision.
The right survey depends on the age, construction, condition and complexity of the property. A RICS Level 2 Home Survey is generally suited to conventional properties in reasonable condition, while a RICS Level 3 Home Survey provides a more detailed assessment and may be more appropriate for older, altered, unusual or poorly maintained properties.
SSJ Surveyors is a RICS-regulated firm of chartered building and valuation surveyors, so the team can advise on the most appropriate level of survey for the property you are considering.
Yes. A property viewing gives you a general impression of the home, but it is not the same as a professional survey. A survey carried out by a qualified surveyor provides an independent assessment of the property’s condition, identifying visible defects, areas of concern and signs that further investigation may be needed.
A serious finding does not automatically mean you should walk away from the purchase. The next step may be to seek further specialist advice, obtain repair estimates or discuss the findings with your surveyor before deciding how to proceed. The purpose of the survey is to help you understand the significance of the issue before exchanging contracts.
Potentially. If the survey identifies significant defects or repair work that you were not aware of when making your offer, the findings may help inform further discussions with the seller. Depending on the issue, you may choose to obtain repair estimates or specialist advice before deciding whether to renegotiate.
Yes. SSJ provides surveying services in Telford and across the wider Shropshire area, with additional coverage in Cheshire, Staffordshire, the West Midlands and North Wales.
